What is different about selling in Superior?
Superior sits at the head of Lake Superior, right across the water from Duluth. It is a port city, with grain elevators on the waterfront and the Nemadji River winding through the area. The ground is much flatter than Duluth's hills. The University of Wisconsin-Superior is here, and Superior is the county seat of Douglas County.
Two bridges, the Blatnik and the Bong, tie the two cities together. A house can be a few minutes from Duluth and still be under different state law. That is the single biggest thing to know before you sell here.
How does the legal side work here?
Superior is in Wisconsin, so Minnesota advice may not apply to you. Wills and estates go through the Douglas County Circuit Court and the Register in Probate, whose offices are in the courthouse in Superior. Deeds are recorded by the Douglas County Register of Deeds. Minnesota calls that office the Recorder, and Minnesota uses the district court for probate. The names change, and so do some of the steps.
Neighborhoods and areas in Superior
Billings Park. Next to the Superior Municipal Forest and the St. Louis River, with a small business district of its own.
Central Park. Close to the waterfront and Barker's Island.
East End. Older, historic homes near the lake and Barker's Island.
North End and South Superior. Neighborhoods that each have a small business district of their own.
Allouez and Itasca. Out toward Allouez Bay and the Wisconsin Point lighthouse, farther from downtown.
Wisconsin and Minnesota are not the same
People in the Twin Ports often move between the two states for work, school and shopping, and they assume the rules move with them. They do not. A few differences matter when you sell.
Foreclosure is one. In Wisconsin, a lender goes to court to foreclose, and a judge is involved. In Minnesota, the lender usually does not. The time you have to redeem the property also runs on Wisconsin rules here. A Minnesota blog post, a Minnesota lawyer's website or a friend's story from Duluth may not fit your situation at all.
Seller disclosure is another. In Wisconsin, people who sell homes with up to four dwelling units generally fill out a Real Estate Condition Report, with some exceptions. For example, a personal representative who has never lived in the house may be exempt. Ask your attorney or the title company whether you need one.
Marriage is a third. Wisconsin treats most property earned during a marriage as shared, no matter whose name is on the title. If you are selling in a divorce, that shapes who has to sign and how the money gets split. A Wisconsin family law attorney can walk you through it.
Both sides of the bridge
We buy houses in Wisconsin and in Minnesota. If you live on one side and own on the other, that works too. Some owners live in Duluth and own a duplex in Superior, and some Superior families have a parent's house in Duluth. Send us the address and tell us which side of the bridge it is on, and we will start from the right state's rules.
A title company handles the closing, just as it does on the Minnesota side. Bring your questions about the Wisconsin steps to the title company and to your attorney. They know the local forms.
What Superior houses and lots bring with them
The Nemadji River has flooded parts of the area more than once in recent years. If your house is near the river or low ground, tell us what you know about water, and ask your insurance agent about flood coverage. Water history does not stop us from making an offer. We just want the facts up front.
A house that sits empty through a Lake Superior winter has its own problems. Pipes can freeze, and heating costs, taxes and insurance keep running. If you are living far away and the house is empty, that can add up faster than you expect.
Situations that come up in Superior
A small landlord with a duplex who is done with repairs and late rent. A family with a parent's house to sell and heirs in three states. A homeowner near campus who rented rooms for years and now wants out. A divorcing couple who cannot agree on a listing price or a showing schedule. Each of these can work as a direct sale, and each comes with Wisconsin paperwork worth reading carefully.
When listing may net more
If your house is in good shape and you can wait, an agent and an open market may bring a higher price. We will tell you if we think that is the better move. Some people want a closing date they control, no showings and no repairs, and that is where we fit.

Superior questions we get asked
Can my Minnesota lawyer handle a Superior sale?
Lawyers are admitted to practice state by state, so a Minnesota attorney may not be able to advise on a Wisconsin sale. Ask before you pay for advice. A Wisconsin attorney or the title company can tell you what a Wisconsin sale needs.
What is the Real Estate Condition Report?
It is a Wisconsin form where the owner answers questions about the property. It generally applies to sellers of homes with up to four units, with some exceptions. Ask a Wisconsin attorney or your title company if you must file one.
My parent died and I live out of state. How does a Superior estate work?
In Wisconsin, estates go through the Douglas County Circuit Court and the Register in Probate in Superior. You do not have to live nearby, but someone with legal authority has to sign. We can give you a number before that step is done.
I own a duplex in Superior and one side is empty. Can you buy it?
Yes. Leave the tenant where they are and tell us about the empty side. We buy with tenants in place and with vacant units. We look at the whole property.
Does the Nemadji River flooding affect my offer?
It can matter if the house is low or near the river. Tell us what you know about water in the past. We would rather hear it now than find it later.
What would we pay for your Superior house?
Tell us the address. It costs nothing and you are never obligated to take the number.
